What are the HOA dues at the Coronado Shores?
Monthly HOA dues at the Coronado Shores range from $984 to $3,877 as of the 2026 schedule effective December 17, 2025, depending on which of the ten towers a residence is in and its floor plan. There is no single Coronado Shores dues figure, because each of the ten towers is a separate condominium association that sets its own schedule. A one-bedroom runs $1,100 to $1,582 across the ten buildings, and a two-bedroom $1,278 to $1,852. Are HOA dues the same in every Coronado Shores tower?
No. The Coronado Shores is ten separate condominium associations, one per tower — not one project with one budget. Dues, reserves, special assessments, board decisions and lender approvals are all set at the tower level, so a unit being "at the Coronado Shores" says nothing on its own about what it pays. Two identical floor plans in neighbouring towers can differ by hundreds of dollars a month. This is the single most common error buyers and out-of-area agents make here.
Which Coronado Shores tower has the lowest HOA dues?
Cabrillo has the lowest entry point on the 2026 schedule at $984 a month, but the lowest starting figure is not the same as the lowest cost for a given floor plan — the towers differ plan by plan. Compare the same floor plan across buildings rather than comparing each tower's cheapest unit, and weigh dues against the reserve position and any pending special assessments in that building.
What do Coronado Shores HOA dues cover?
Dues cover costs for: building insurance; interior & exterior building maintenance; exterior window washing; hot & cold water; landscaping, pool, tennis courts, clubhouse and wages for door persons, security guards and building manager; Earthquake insurance (where applicable); and cable or satellite television. Because each of the ten towers budgets separately, what is included is consistent across the community while the amount is not.
How often do Coronado Shores HOA dues change?
Each tower's association sets its dues annually, and the current schedule took effect December 17, 2025. Individual associations may also levy special assessments outside that cycle for major projects such as elevator replacement or lobby and hallway renovation. Figures published elsewhere online are frequently several years out of date, so any number should be checked against the current year's schedule and confirmed with the building manager before closing.
