What we collect, and what we don't.
Most privacy policies are written to be unreadable. This one is written to be read, and it describes what this website actually does rather than everything a lawyer could imagine it doing.

The short version
What we collect when you just visit
Very little, and none of it identifies you. We count page views and record which page you looked at, what site sent you here if any, roughly what country you are in, and what kind of device and browser you used. That is the whole list.
This runs on Vercel Web Analytics, which sets no cookies and does not follow you to other sites. There is no advertising pixel on this site, no session recording, and nothing that watches your mouse or your keystrokes.
Some pages embed videos from YouTube. Those load in YouTube's no-cookie mode, which means YouTube receives nothing until you press play. If you do press play, you are dealing with Google at that point, under their terms.
What we collect when you contact us
If you use the contact form, we ask for your name, your email address, your phone number if you want to give it, and your message. It arrives as an email in our inbox. It is not stored in a database, sold, or fed into any advertising system.
If you subscribe to the newsletter, we keep your email address so we can send it to you. Every issue has an unsubscribe link, and it works immediately.
That is all we collect. We do not ask about your finances, and nothing on this site requires you to register or create an account to see it.
Who else touches it
Three companies, and only for the jobs described above. Vercel hosts this website and provides the visit counts. Resend delivers the contact form to our inbox and sends the newsletter. Google, through YouTube, serves the videos if you play one.
None of them is permitted to use your information for their own advertising, and none of them receives anything about you that is not needed to do the job.
How long we keep it
Enquiries stay in our email while we are helping you, and for as long as our record-keeping obligations as licensed brokers require. Ask us to delete an enquiry and we will, unless the law requires us to keep that particular record.
Newsletter subscriptions last until you unsubscribe. Unsubscribing removes you; it does not move you to a quieter list.
Visit counts are held by Vercel for 30 days and then gone. They never identified you in the first place.
Your rights in California
California law gives you the right to know what personal information a business has about you, to have it deleted, to have it corrected, to opt out of it being sold or shared, and not to be treated differently for exercising any of those rights.
You can exercise any of them by emailing us or calling. We will not ask you to create an account to make a request, and we will not make it difficult.
The right to opt out of sale or sharing has nothing to switch off here. We do not sell your information and we do not share it for advertising, so there is nothing to opt out of. If your browser sends a Global Privacy Control signal, it asks us not to do something we already do not do.
Children
This site is for people buying and selling property. We do not knowingly collect anything from children under 16, and we have no interest in doing so.
When this changes
If what the site does changes, this page changes first, and the date at the top changes with it. We will not quietly widen what we collect and update the policy afterwards.
