Coronado Cays is a gated, waterfront community built around a private marina, boat docks, and canals near the Coronado Bridge — distinct in character from both Coronado Village and the Coronado Shores towers, with its own pricing and buyer profile centered on direct water access. Construction began in 1969, and the developer turned the community over to the Coronado Cays Homeowners Association in 1972. Homes are grouped into ten named villages spanning custom waterfront estates, single-family homes, and condominiums, and a notable share of the community serves as a second home rather than a primary residence.

What Cays dues cover
Dues at Coronado Cays aren't one flat rate — what's included depends on the type of home. A base tier covers every property regardless of village: administration, accounting, trash pickup, round-the-clock safety patrol, and upkeep of the common-area landscaping. Condominiums and single-family homes both add pool and clubhouse access plus exterior painting on top of that base. Condominiums go a step further still, with the association also handling building maintenance, pest control, and insurance on the structure itself. The two custom-home villages, Green Turtle Cay and Blue Anchor Cay, stay on the base tier only — those owners maintain their own homes outright, so dues there run lighter.
A handful of villages layer on their own extras — a private beach, a gated entrance, a tennis court, a spa — and a few, including Antigua, Jamaica, and Kingston, budget separately for dock upkeep.
