Hi everyone. Welcome. We're Ryan and Ara Koubeserian, a father-and-son team of multigenerational Coronado real estate brokers with a lifetime of local knowledge and a deep mental Rolodex of Coronado insights.

This is our first newsletter—intended as a candid, market-savvy, and distinctly Coronado conversation about the island's real estate, lifestyle, and what's actually moving the market right now. It's inspired by our dear late friend and mentor, Richard Maitland, and his seasonal “Views from The Shores” writings. We'll come up with a clever name for it one day… or perhaps we won't.

Our goal is simple: stay meaningfully connected with our clients—past, present, and future. We'll be sharing stories about the town and The Coronado Shores, a few laughs, and the kind of insider market knowledge you only get from decades of selling real estate in this community. Expect it to be brief, honest, and free of fluff.

July at The Shores

July arrived with beach chairs, umbrellas, and that classic San Diego summer energy. The weather cooperated, the days stretched long, and whether you're local or visiting, we hope you found time to enjoy this place we're fortunate enough to call home—especially over the Fourth.

On the real estate front, as of this writing, there have been 4 closed escrows in July at The Shores. That may not sound like much, but we've had past Julys with zero escrows opened or closed, so this level of activity feels like a positive signal heading into Q3 and Q4.

Current inventory: 19 units for sale at The Coronado Shores, 5 condos and 9 detached homes in the Cays, and 32 condos alongside 40 detached homes in the Village.

As of this writing, the 30-year fixed mortgage rate is hovering around 6.5%, with the 30-year jumbo near 6.25%. For perspective: the year I was born, rates were around 18%, and people were still buying and selling real estate. The takeaway: don't let sticker shock on rates talk you out of the right property. Marry the house, date the rate.

Ocean Water Quality: Progress

One of the biggest ongoing topics—especially for those of us who grew up here—is ocean water quality. The U.S. Environmental Protection Agency is now giving the issue serious attention and has been releasing quarterly updates on progress and potential solutions.

We thought it was worth sharing directly: the EPA's quarterly update.

I grew up fishing and surfing in these waters, and always will. This is the coast we know and love—and we'll keep paying attention to what's happening beneath the surface.
